Locked at Intent to Proceed
Your per-file fee is set when the borrower signs Intent to Proceed — and does not move afterward.
Paid at closing, or not at all
Full-service fees are paid at settlement through the closing agent where permitted, otherwise net 3 business days from funding. No fee on files that don’t close.
Disclosed properly
Where a processing fee is borrower-paid, it is disclosed on the Loan Estimate / Closing Disclosure as applicable, subject to lender, state, and program requirements.
Pay the way the fee sheet says you pay
Full-service files settle at closing — there’s nothing to prepay. Platform plans and per-loan charges are paid by card through a secure checkout link issued with your proposal or invoice.
What are you paying for?
Your amount builds from the same fee-sheet prices as the proposal builder.
Payment type
Get your secure payment link
Card payments run through our payment processor’s secure checkout — this page never collects or stores card numbers. Tell us where to send the link for the amount on the left.
Your borrowers’ data, handled like it matters
Processing means holding nonpublic personal information. Our service agreement commits to a written information security program — here’s what that means in practice.
Written security program
Administrative, technical, and physical safeguards for customer data, aligned with the FTC Safeguards Rule (16 CFR Part 314).
Multi-factor authentication
Access to your systems and files requires at least two authentication factors. No shared logins, no exceptions.
24-hour incident notice
Security incidents, known vulnerabilities, and required patches are reported to you within 24 hours — proactively, not on request.
GLBA & FCRA privacy
Services are provided in accordance with the GLBA, the FCRA, and applicable federal and state privacy law. Confidential means confidential.
Questions brokers ask before file one
How fast will my file actually move?
Our service levels: file review within 1 business day of receiving a complete file, submission within 2 business days, and condition/status updates within 1 business day. Delays caused by borrowers, lenders, or incomplete files don’t count against those targets — and if a loan looks like it may not close on time, the broker or loan officer is the first to know.
What does “AI-enabled” mean here — is a robot processing my loan?
No. AI assists with document and data checks so missing items surface at intake instead of in underwriting. Every file is reviewed and owned by a human contract processor who communicates with you and the underwriter. Puffin Pro provides processing support only — we do not originate loans, make credit decisions, or underwrite.
What happens if a file doesn’t close?
You don’t pay the full-service fee. Full-service fees are charged per closed file and paid at settlement through the closing agent where permitted (otherwise net 3 business days from funding). Platform seats are separate — they’re month-to-month and can be cancelled at month end.
Do you work in our LOS and with our lenders?
Yes — we coordinate with you on training for your loan origination system and follow your procedures for application processing. Your proposal asks which LOS you run so onboarding starts there, not with a rip-and-replace.
Who talks to my borrower?
We communicate with the broker, the underwriter, and related parties throughout the loan process to keep the file moving, and we follow your preferences on borrower-facing contact. If something threatens the closing date, you hear it from us first — not from the borrower.
Is there a minimum volume or a long contract?
No minimum volume for full-service processing — one file is a fine start. The service agreement runs one year and can be terminated by either party on 30 days’ notice. Platform plans are month-to-month with no long-term contract.
How is the processing fee disclosed?
Where a processing fee is borrower-paid, it is disclosed on the Loan Estimate / Closing Disclosure as applicable, subject to lender, state, and program requirements. The fee itself is locked at the borrower’s Intent to Proceed and doesn’t change afterward.
